Our quotation will take into account your priorities and objectives and will include  not only the price of your property but also the speed at which the transaction needs to happen, whether there are any related transactions, whether the property is listed or unregistered, what you intend to use the property for and whether there are any other complicating factors

Choosing a Solicitor

We hope that once you have spoken to us you will want to use us to help you, but if you decide not to then we would urge you to consider the following factors and ensure you ask the firms you are speaking to about these points and how they address/respond to them before instructing them:

Your own considerations:-

  • Your own criteria for choice of lawyer including price, speed of service, personal service, methods of communication (particularly the importance you place on being able to speak to your own lawyer rather than a call handler)?
  • What value do you place on having a high standard of service and is price your main motivator for choice?

Questions to ask:-

  • Do they pay a referral fee to agents or other agencies? If yes then consider that up to half of the sum you are paying may be going straight to the agent as a payment for them recommending you use them. Whilst you may not mind that the agent is being paid you should consider the impact of the reduction in the amount actually received by the firm will have on your service.
  • How will they communicate with you; will you actually speak to the “case worker” undertaking the legal work on your matter or a number of case handlers employed to answer your calls. If the latter, then consider how important this is to you.
  • If they offer “no move no fee” what impact does this have on when they start work on your matter? Sometimes firms offering this will ensure their client has a mortgage offer before spending any time on their case, which can lead to delays when queries are first raised and when you receive your report on the property.
  • When will they report to you on the paperwork; as the matter progresses or at the end when they have all searches and replies? If the latter then whilst  this may make the service cheaper it may lead to delays if this is the first time you see the paperwork as you are bound to have questions on the information received.
