THP THREE QUESTIONS: Meet Karen Brown, Commercial Property Chartered Legal Executive

Just as we want to get to know our clients, we also want you to get to know us, as those insights can help to underpin good working relationships. So, say hello to Karen Brown a Commercial Property chartered legal executive based in our Lower Earley, Reading office.

What key piece of advice would you give to leaseholders at the moment?

With recent changes in legislation and yet more to come into force, leaseholders can find the decision of whether to extend their lease now or wait more difficult than ever. I believe it is key for leasehold owners with leases of 80-85 years or less remaining to obtain as much information as possible, including talking to people like me who are specialists in lease extension and enfranchisement, about the options available to them, especially if they are considering selling or have a mortgage renewal coming up.

What do you think is key to maintaining lasting relationships with your clients?

I think for both existing clients and potential clients, being easily accessible and open to having a personal chat is really beneficial in building that trusted advisor-client relationship. When we receive calls from new enquiries, I always try to make myself available to discuss their particular circumstances, so that I can advise them on their next steps prior to instructing the firm, so they can make an informed decision. I feel it’s important to reassure clients who may be contacting a law firm for the very first time that we are approachable and will guide them in the process.

How do you switch off?

I find walking our 4-year-old cockapoo really therapeutic (less so when he is chasing after squirrels, and I find myself chasing after him!). We’re lucky enough to have a local nature reserve with a great walking route around a picturesque lake and Dinton Pastures a short drive away. I think as most dog owners will testify, as well as the physical activity, a dog walk is a natural mood booster. But maybe ask me again on a dark morning in the pouring rain!
