Recent transactions include:

• Advised a major developer on entering into £25m of transactions over 12 months to include options, conditional contracts and sub sales.
• Advised a developer on an option to enable them to purchase a site with planning. We subsequently completed the acquisition and secured finance work and our residential team acted on the sale of the 9 dwellings as plot sales.
• Advised on the purchase of development site in Maidenhead for £1.1m for development into 9 apartments. Purchased using primary and mezzanine financing.
• Advised a business on the purchase of land at £1.8m and a lease back to a linked company, all with the assistance of secured finance. Acted for the company on all elements of the purchase, lease and advised on the secured finance whilst working with the bank’s solicitors in order to achieve completion.

Recent landlord and tenant transactions include:

• Advised Evertz, a global industry-leading manufacturer of end-to-end broadcast solutions and equipment, on the relocation of their UK headquarters to over 17,500 sq ft at 260 Wharfedale Road, Winnersh Triangle as part of their expansion plans. • Advised Sequans Communications, a leading international provider of 5G and 4G chips, on a new lease on a building adjacent to their existing UK HQ at Winnersh Triangle, which will expand their space by approx. 3500 sq ft. • Advised Badnell Properties on the grant of a new lease of two of its industrial units in Pioneer Road, Faringdon, equating to approx. 6000 sq ft, to a new tenant who is a national retailer of tools and building materials. Badnell Properties has a large portfolio of property in the Thames Valley and has been around for three generations. Dominic Grant and Matthew Grant, Directors of Badnell Properties said “We have known some of the team at THP Solicitors for many years, so knew the deal would be completely smooth.”
• Advised on the 4th lease at Wooburn Green Industrial Park, High Wycombe for Simon Elvin the greeting cards and allied products manufacturer and distributor, alongside Kempton Carr Croft. Frances Watts and her team also advised on the sale of a substantial industrial unit, as well as completing 4 leases of between 5,579 sq ft and 11,270 sq ft over a period of 10 months.
• Advised on and completed a lease from large London Estate in 1 week following substantive damage to clients existing premises following a catastrophic flood. Term of 10 days with passing rent of £182,500. Also dealt with negotiation of surrender of existing lease to allow new lease to be entered into.
• Advised a local business who were expanding by taking space within a major supermarket. Assisted the client in liaising with the landlord over an agreement for lease, tenants works and lease completion.
